Fixed-rate principal and interest use the standard amortization formula: monthly rate = annual rate divided by 12; number of payments = years multiplied by 12. At a zero rate, principal is divided by the number of payments. Taxes and insurance are annual assumptions divided by 12. PMI uses the entered annual premium assumption and is zero at 20% or more down in the conventional-loan PMI tool. Actual insurance pricing, cancellation, taxes and lender terms may differ.
Real Mortgage Payment estimates principal and interest for fixed-rate mortgages and compares 15-, 30-, and 40-year terms. It can also add optional monthly estimates for property taxes, homeowners insurance, PMI, and HOA dues.
